Things you should know
Important Notices
PLEASE DO NOT ARRIVE ON A PARTY BUS – Party buses are not permitted at this property because it is located in a quiet area, and we do not want to disturb the neighbours.
The dining table at this property seats 14 people maximum.

This property is located 15 minutes from Wakefield and 25 minutes from Leeds City Centre.

Bedroom 3 - 1 x Super King Bed + 1 x Luxury Single Sofa Bed (sleeps 3) with ensuite
FIRST FLOOR
Bedroom 4 - 3 x Single Beds (sleeps 3) with ensuite
BATHROOMS
2 x ensuites (Bedrooms 3 & 4) + 1 x bathroom (on the ground floor)
Parking
There is parking available for 5 cars maximum. Please ensure you park sensibly to ensure there is enough space for all guests attending & activity suppliers.

Tell us what you’re dreaming of - dates, locations, group size, and any activities you have in mind. No need for every detail yet.

2. Explore Your Options
Share your thoughts, and we’ll refine everything until it feels just right - including bespoke activity combinations and updated quotes.
Your Sales & Celebration Consultant will come back to you with approx. 3 tailored property options with recommended activities that suit your group and celebration style.
3. Secure Your Booking
When you're ready, our Admin Team will send your booking form and our bank details.
A non-refundable 30% deposit, plus booking fee & taxes (non-refundable and non-transferable), is required to secure your stay.
Once payment is received and availability is double-checked, your dates are confirmed.
All passengers are financially protected by our Payment Protection Scheme. We recommend arranging your own travel insurance. Please review our Terms & Conditions before booking.
4. Settle Your Balance
Your balance is due 12 weeks before arrival - for any last-minute bookings, we’ll help where possible with the due date.
A refundable £500–£1000 security bond is also required at the same time as your remaining balance (returned to you within 7 working days after departure).
Once paid, we’ll send your full property information pack, including address, check-in details, and safety guidelines.
5. Plan the Fun
After your balance is settled, our Package & Activity Coordinators will help you arrange all activities and extras.
Booked a Chefs 3 Course Meal or Spa Treatments? We’ll send menus and treatment lists so you can choose.
Want to add or upgrade activities? Just let us know - we’ll advise on timings to make everything flow perfectly.
6. Enjoy Every Moment
Arrive, celebrate, and enjoy every corner of your chosen property with the people who matter most.
